These terms and conditions (the "Terms") govern your use of the Website and of the information and services made available through it. Please read them together with our Privacy Policy and Cookie Policy, which form part of these Terms.
By accessing or using the Website you confirm that you have read and accepted these Terms. If you do not agree with them, please do not use the Website.
Specific services — for example holiday home management, property management, interior design, conveyancing, Golden Visa or company setup assistance — are provided under separate written agreements. Where a signed agreement and these Terms differ, the signed agreement prevails for that service.
The Website presents properties for sale, for rent and off-plan in Dubai, describes the services we provide, and lets you get in touch with us, request brochures, apply for a position, read our blog, join our newsletter and, through our Adopt a friend initiative, find animals looking for a home. It also includes calculators and market information intended to help you get oriented.
Everything on the Website is provided for general information. It is not an offer capable of acceptance, and it does not constitute legal, financial, tax, immigration or investment advice.
Listings are prepared from information supplied by developers, owners, landlords and partner agencies. We take care in publishing them, but we cannot guarantee that every detail is complete, accurate or current, and we do not verify every statement independently. In particular:
Any purchase, lease or investment must be based on your own inspection, the official documents and the applicable procedures of the Dubai Land Department and the Real Estate Regulatory Agency — not on the contents of the Website.
The return-on-investment and mortgage calculators on the Website produce illustrative figures from the values you enter and from general assumptions. They do not take your personal circumstances into account, do not constitute a quotation, a pre-approval or financial advice, and may differ from the terms a bank or lender will actually offer. Please seek independent advice before making a financial decision.
When you submit a form on the Website you confirm that the information you provide is accurate and that you are entitled to provide it. We may use it to contact you about your request, as described in our Privacy Policy. Brochures made available for download are prepared by developers and are subject to their own disclaimers. Submitting a form does not create any obligation on either side to enter into a transaction.
Where we assist with a Golden Visa application, company formation, bank account opening or similar procedures, we act as a facilitator. Eligibility criteria, timelines and outcomes are determined solely by the relevant government authorities, free zones and banks and can change without notice. Information on the Website about these procedures is a summary for orientation only; fees and scope are agreed in writing before any engagement.
Animals presented under Adopt a friend are listed on behalf of partner shelters and rescue organisations, free of charge, to help them find a home. The adoption process — including any checks, fees and conditions — is handled by the shelter concerned. We are not a party to the adoption and cannot guarantee that an animal shown is still available.
Applications submitted through the Website are handled in accordance with our Privacy Policy. Publishing a vacancy is not a commitment to fill it, and we may withdraw or amend a posting at any time.
Reviews published on the Website come from clients and may be shortened or lightly edited for clarity without changing their meaning. By sending us a review, testimonial, photograph or other material you confirm that you are entitled to do so and grant us a non-exclusive, royalty-free licence to publish it on the Website and in our marketing, signed with your first name and initial unless you tell us otherwise. Do not submit anything unlawful, misleading, defamatory or that infringes someone else's rights.

The Two Continents name and logo are our trademarks. Developer, project and partner names and logos belong to their respective owners and are shown for identification only. You may view and print pages for your personal, non-commercial use; any other use requires our prior written consent.
The Website contains links to and integrations with third-party services, including Google Maps, WhatsApp, social networks and developers' own websites. We do not control those services and are not responsible for their content, availability or the way they handle your data. Their own terms and privacy policies apply when you use them.
We aim to keep the Website available at all times but do not guarantee uninterrupted or error-free access. We may suspend, restrict or withdraw all or part of the Website for maintenance, updates or other reasons, with or without notice, and we are not liable for any unavailability caused by events outside our reasonable control.
To the fullest extent permitted by law, Two Continents excludes all liability for any loss or damage — direct, indirect or consequential, including loss of profit, opportunity or data — arising from your use of, or reliance on, the Website or its content, or from any decision taken on the basis of information found on it. Nothing in these Terms excludes or limits liability that cannot be excluded or limited under applicable law, including for fraud or for death or personal injury caused by negligence.
If we do not enforce a provision of these Terms, that is not a waiver of it or of any other provision. If any provision is found invalid or unenforceable, the remaining provisions continue in full force. We may assign or subcontract our rights and obligations under these Terms; you may not assign yours without our written consent. These Terms, together with the Privacy Policy and the Cookie Policy, are the entire agreement between you and us regarding use of the Website.
These Terms are governed by the laws of the United Arab Emirates as applied in the Emirate of Dubai, and the courts of Dubai have exclusive jurisdiction over any dispute arising from them or from your use of the Website. If you are a consumer resident in the European Union, you keep the benefit of any mandatory protections of the law of your country of residence.
We may update these Terms from time to time. The current version is always published on this page with the date of its last revision, and changes apply from that date. Continued use of the Website after a change means you accept the revised Terms.
