Click below to view the answers.
Is there a property tax in Dubai?
No, you do not have to pay property tax when purchasing real estate in Dubai. However, if you are buying a property on the secondary market (resale), you should be aware of several additional costs, including the real estate agency commission and, if applicable, mortgage-related fees. On average, you should budget approximately 7% of the property's purchase price to cover all associated transaction costs for a resale property. For off-plan properties, the only standard purchase fee is the 4% Dubai Land Department (DLD) registration fee. There are no additional agency commissions or other purchase-related fees to pay.
Will you manage my property after the purchase?
Absolutely! We are a well-established and trusted company in the local market, with extensive experience in tourism, real estate, renovations, and interior design. As the Two Continents Group, we provide all of these services under one roof. We can help you purchase a property, renovate it, register it for legal short-term rentals, and then professionally manage it. Leveraging our years of experience and industry expertise, we work to maximize your property's rental income and help you achieve a strong return on your investment. Our standard property management fee is 20%.
How long does the property purchase process take in Dubai?
The process of purchasing a property in Dubai typically takes around 30 minutes for an off-plan property. For a secondary market (resale) property, the process usually takes around 3 weeks. However, to be on the safe side, it is best to allow up to 30 days for the transaction to be completed.
How can I get a mortgage for a property in Dubai?
Yes. As a Polish citizen who is not a resident of the United Arab Emirates, you can apply for a mortgage to purchase property in Dubai. Each application is assessed individually. However, you will typically need to provide proof of a monthly income exceeding AED 15,000, along with supporting documents such as: a copy of your passport, your employment contract or proof of self-employment, and bank statements covering the last 6 months.
What is the minimum down payment required to invest in property in Dubai?
For off-plan property purchases, a 2% reservation fee is required at the time of booking. For secondary market (resale) properties, the minimum down payment is 40% of the property's value.
What is the ROI for short-term rental properties in Dubai?
Every property is different. However, based on results from previous years, you can expect an ROI of approximately 10% when working with Two Continents.
