PRIVACY POLICY

1. Who is responsible for your data

Two Continents Real Estate ("Two Continents", "we", "us"), The Torch Dubai Marina, Street Walk in Office, Dubai, United Arab Emirates, is the data controller for the personal data collected through twocontinents.com (the "Website") and through the services we provide. We process personal data in accordance with UAE Federal Decree-Law No. 45 of 2021 on the Protection of Personal Data and, where it applies to visitors and clients in the European Union — many of whom reach us from Romania — the General Data Protection Regulation (GDPR).

2. The data we collect

Information you give us

• Enquiries and quote requests: your name, email address, phone number and message and, depending on the form, your nationality, budget, preferred property type, transaction type and the property or location you are interested in.
• Brochure requests: your name, email address and phone number, together with the project whose brochure you asked for.
• Job applications: your name, contact details, the position you apply for, your years of experience, the languages you speak and your cover letter.
• Newsletter: your email address.
• Reviews: the review text and the name you choose to sign it with.
• Clients: when you buy, sell, rent or let a property through us, or use one of our services, the identification and financial information required to carry out the transaction — including passport or Emirates ID details, proof of address, source-of-funds information and the details needed for contracts, registration with the Dubai Land Department and payments.

Information collected automatically

When you visit the Website our servers and service providers record technical information such as your IP address, browser type, device, the pages you view, the date and time of your visit and the page that referred you. Cookies and similar technologies are described in our Cookie Policy.

Information from other sources

We may receive your details from a developer, landlord, partner agency or portal through which you first expressed interest in a property we market, or from a shelter under our Adopt a friend initiative when you enquire about an animal.

3. How we use your data

• to answer your enquiries and send you the brochures, valuations or information you ask for;
• to arrange viewings and to negotiate, document and complete sales, purchases, lettings and the other services you engage us for;
• to comply with our legal obligations as a licensed brokerage, including identity verification, anti-money-laundering checks and the record-keeping required by UAE law and by the Real Estate Regulatory Agency;
• to send you our newsletter and, where you have agreed, information about properties and services that may interest you;
• to assess job applications;
• to publish reviews you have submitted;
• to operate, secure and improve the Website, including protecting our forms from abuse;
• to establish, exercise or defend legal claims.

4. Legal bases

Depending on the situation we rely on one or more of the following: your consent (for example for the newsletter and marketing messages, which you can withdraw at any time); the performance of a contract with you, or steps taken at your request before entering into one (enquiries, viewings, transactions, services); our legal obligations (identity checks, anti-money-laundering and record-keeping requirements); and our legitimate interests in running and promoting our business, maintaining the Website and protecting it against misuse, provided those interests are not overridden by your rights.

5. Who we share your data with

• Developers, owners and landlords of the properties you enquire about, so they can respond to your interest.
• Partner shelters, when you enquire about an animal listed under Adopt a friend.
• Service providers who host the Website and our content management system, deliver our email, and provide maps, form protection and analytics — including Google (Maps, reCAPTCHA, Analytics) and Meta, when you choose to contact us through WhatsApp.
• Parties to a transaction: the other side and their agents, conveyancers, banks, mortgage advisers, the Dubai Land Department, the Real Estate Regulatory Agency, free zones and government authorities, to the extent needed to complete the transaction or service.
• Professional advisers such as lawyers, auditors and insurers, and authorities where the law requires it.

We do not sell your personal data. Service providers act on our instructions under contracts that require them to protect it.

6. International transfers

We are based in the United Arab Emirates, and our service providers may store or process data in other countries, including the European Union and the United States. Where data of people in the EU is transferred outside the European Economic Area, we rely on safeguards recognised under the GDPR, such as the European Commission's standard contractual clauses. You can ask us for details of the safeguards used.

7. How long we keep your data

• Enquiries that do not lead to a transaction: up to two years after our last contact, so we can follow up and answer any later questions.
• Transaction and client records: for as long as UAE law and regulatory requirements demand, generally at least five years after the transaction or the end of the relationship.
• Newsletter: until you unsubscribe.
• Job applications: up to twelve months after the process ends, unless you ask us to delete them sooner or we hire you.
• Technical logs: normally no longer than twelve months.

8. Your rights

Subject to applicable law, you have the right to:

• access the personal data we hold about you and receive a copy;
• have inaccurate data corrected and incomplete data completed;
• have your data erased where we no longer have a valid reason to keep it;
• restrict or object to processing — in particular to direct marketing, which you can object to at any time;
• receive the data you provided in a structured, machine-readable format;
• withdraw consent, without affecting the lawfulness of processing before withdrawal;
• lodge a complaint with a supervisory authority — the UAE Data Office or, if you are in the EU, the authority of your country of residence, which in Romania is the National Supervisory Authority for Personal Data Processing (ANSPDCP).

To exercise any of these rights, write to contact@twocontinents.com. We may need to verify your identity. We respond free of charge and normally within one month.

9. Marketing

You receive our newsletter only if you subscribe to it, and every issue carries an unsubscribe link. Joining our WhatsApp channel is voluntary, and you can leave it at any time. If you are a client we may send you information about similar properties or services; you can tell us to stop at any time by replying to a message or writing to us.

10. Security

We protect personal data with technical and organisational measures appropriate to the risk, including encrypted connections to the Website, access controls and contractual obligations on our providers. No transmission over the internet is completely secure, so we cannot guarantee the security of data sent to us online.

11. Children

The Website and our services are not directed at anyone under 18, and we do not knowingly collect their data. If you believe a child has provided us with personal data, please contact us and we will delete it.

12. Cookies

How we use cookies and similar technologies, and how you can control them, is explained in our Cookie Policy.

13. Third-party websites

The Website links to services we do not operate, including developer websites, Google Maps and social networks. This policy does not cover them; please read their own privacy notices.

14. Changes to this policy

We may update this policy as our services, the law or our providers change. The current version is published on this page with the date of its last revision. Where a change materially affects how we use your data we will bring it to your attention and, if the processing relies on your consent, ask for it again.
