Once the qualifying property is secured, the following steps apply:
Identify and acquire a property that meets or contributes to the AED 2 million threshold.
Obtain a certified valuation from the Dubai Land Department, along with the title deed or relevant ownership documentation.
Submit the application, together with supporting documents, through the Federal Authority for Identity, Citizenship, Customs & Port Security (ICP).
Once approved, the Golden Visa is issued for a period of 10 years, renewable subject to continued ownership of a qualifying property.
Golden Visa holders are exempt from the standard 180-day rule applicable to ordinary residence permits.
The Property Investor Visa is valid for two years, while the Golden Visa provides renewable ten-year residency and greater flexibility.
