The property thresholds that qualify for ten-year UAE residency, and the paperwork that follows.
A property purchase of AED 2 million or more can support an application for the ten-year golden visa, whether the unit is ready or off-plan, and whether it is bought outright or on a mortgage that meets the lender conditions. The threshold applies to the value recorded by the Dubai Land Department, which is not always the number in the advertisement.
What surprises most applicants is the sequencing. Title deed first, then the visa application, then Emirates ID and the medical — each step with its own timeline. Buyers planning around a fixed move date should start the process well before they need the residency to be in place.
