Where prices, rents and supply are heading after three record years — and what that means if you are buying now.
After three consecutive record years, Dubai enters 2026 with a larger pipeline than at any point since 2015. That matters less as a headline than as a question of timing: a wave of handovers in one community can soften rents there while prices a few kilometres away keep climbing.
The pattern we see across our own portfolio is a market that has stopped moving as a single block. Prime waterfront and branded residences continue to set new highs, while mid-market communities compete on incentives and payment plans. For a buyer, the practical advice is unchanged — look at the specific building and its handover schedule, not the city-wide average.
